Working on behalf of our valued clients through the current unprecedented times has undoubtedly been a huge adjustment for us all at Alexanders. Over the course of the past 12 months the market has been more volatile and difficult to read than for over a decade, however having taken what we believe is an honest, realistic and pragmatic approach has seen us agree more sales in the last 6 months of 2020 than in that time period ever before in the history of the firm writes Tom Smith, Senior Partner.


What started out as a potentially difficult year for homeowners and the wider market actually saw very stable conditions and a flurry of activity across the East Midlands thanks to what is in our opinion a motivation for many homeowners to improve their housing situation. We have unprecedented demand from buyers looking for more ‘rural’ or ‘semi-rural’ properties across the Midlands, in particular with more garden space outside and extra work/play space inside.


Mortgage lending remains readily available and extremely cheap for the majority of buyers, and the fiscal input that the government has injected into the economy and housing market looks to have strengthened the public’s confidence in short and medium term values and projections.


Whilst some argue that we are currently experiencing a ‘mini-boom’ in the market, I am of the opinion that the strength and confidence in the market currently is driven by a perfect storm of motivated buyers, affordable borrowing and a lack of supply of good houses to the market. The East Midlands market is also undoubtedly bolstered by the public’s ability to work more from home allowing them to leave the more expensive southern counties and major cities in favour of our beautiful villages and the way of life that our area has to offer.
